PLEASE AGREE IN YOUR CONFIRMATION LETTER OR EMAIL THAT YOU HAVE READ, UNDERSTOOD AND AGREED TO THEM.

Terms and Conditions.
1. Reservations are held for 14 days pending the arrival of a 25% deposit in confirmation of your booking.
2. Balances are due 6 weeks before your arrival day.
3. If the balance is not received, the deposit will be forfeit and we will be entitled to re-let the property.
4. We recommend that you have travel insurance. If you need to cancel we will attempt to re-let, if we are unable to do so, 
no refund will be payable. If we are able to re-let, a refund will be payable minus �25 pound administration charge.
5. In the event of our being unable, for any reason, to honour your booking, our liability will be restricted to repayment of the 
deposit/balance received from you.
6. Please arrange with your vet for your dogs to be "Frontlined" 2 weeks before your arrival.
7. We expect all properties, and their gardens, to be left in a clean and tidy condition on your departure.
8. If the condition that you leave the property in results in additional cleaning time, over and above what is customary, you 
will be sent a charge both for the additional time involved  and for the necessary specialist cleaning of soft furnishings.
9. If on your departure, it is apparent that you have been smoking, charges for additional cleaning, especially of soft furnishings, 
will be sent to you.
10. If furnishings, fixtures or fittings are damaged during your stay, you will be liable for their repair or replacement.
11. We do not accept liability for any damage, loss or injury to any member of your party or any vehicle or possessions anywhere 
on our property during your stay.
12. At no times are dogs allowed to be left in the cottage on its own or unattended.
13. Dogs are not allowed upstairs in the cottage.
